One Late Payment From Three Years Ago Almost Stopped Richard's VA Refinance

Richard's Assumption

Richard had a VA loan, a decent rate history, and one late mortgage payment sitting on his credit report from three years back. In his mind, that was the whole story. He figured any lender who pulled his file would see the late payment, shake their head, and pass. So he never even called to ask about refinancing, until a conversation with me changed what he thought he knew.

What a VA IRRRL Actually Looks At

The VA Interest Rate Reduction Refinance Loan, known as the IRRRL, is a streamline refinance built specifically for veterans who already have a VA loan and want to lower their rate or payment. It is not a full re-underwrite of your entire financial life. The VA's real concern is your recent mortgage payment history, generally the last 12 months, not a snapshot of everything that ever happened on your credit report. A situation like Richard's, where there is one late payment years in the past followed by a clean recent record, is far more common than veterans realize, and it usually is not the dealbreaker people assume.

Why Lender Overlays Matter More Than You Think

Here is the part that trips up a lot of veterans, and honestly a lot of loan officers too. The VA sets the baseline guidelines, but individual lenders are free to add their own overlays on top of those guidelines. An overlay is just a stricter internal rule a lender chooses to apply. So one lender's automated system might flag an old late payment and kick the file out, while a different lender, working from the exact same VA guidelines, looks at the recent payment history, sees it is clean, and moves forward without hesitation. That is not a workaround or a loophole. It is simply how a broker-based approach works, because I am not tied to one bank's rulebook.

The One Thing to Check Before You Assume the Worst

If you are a veteran holding onto an old credit blemish and assuming it rules out a refinance, here is the tactical step: pull your last 12 months of mortgage payment history before you decide anything. If those 12 months are clean, that old late payment is likely just noise sitting on an otherwise strong file. Do not let an assumption stop you from making a call that could lower your rate or payment.

What Happened With Richard

Richard's old late payment never stopped his IRRRL. His clean recent payment record did the talking, and the file moved forward the way it should have from the start. The lesson here is not that every old ding disappears, it is that the VA and its lenders are looking at a specific, narrower window than most veterans assume.
