If you filed Chapter 13 bankruptcy and someone told you that you have to wait years after your plan ends before you can buy a house, stop and listen, because that might not be true. This is one of the most common pieces of bad advice buyers hear after bankruptcy, and it can cost you years of waiting that you may not actually need.

A situation that comes up often is a buyer near Moncks Corner, SC, who we'll call Gianna, completed her Chapter 13 repayment plan and immediately started asking around about when she would qualify for an FHA loan. She got three different answers. One person told her the clock started when she filed. Another said it started when her plan finished paying out. A third said it didn't matter, she just had to wait a flat number of years no matter what. None of those answers were fully accurate, and the confusion left her stuck for longer than necessary.
What FHA Actually Requires
Here is the guideline, straight from HUD 4000.1: "FHA requires the passage of two years since the discharge date of any bankruptcy, including Chapter 13. If the bankruptcy was discharged within two years from the date of case number assignment, the Mortgage must be downgraded to a Refer and manually underwritten. The Mortgagee must obtain the bankruptcy and discharge documents if the credit report does not verify the discharge date."
Read that closely. The clock is tied to the discharge date, the date the court officially closes out the bankruptcy, not the date you filed, and not the date your payment plan technically wrapped up. Those dates can be close together, but they are frequently not the same, and the gap matters.
It also matters that being inside the two-year window is not an automatic no. It means the loan gets downgraded to a Refer and manually underwritten instead of running through automated approval. Manual underwriting takes a closer look at your file, but it is still a real path to approval for many buyers.
