VantageScore 4.0 Is Coming. FHA's Tri-Merge Rule Is Not Going Anywhere

VantageScore 4.0 Is Coming. FHA's Tri-Merge Rule Is Not Going Anywhere

The Question Every Agent Is Asking

A situation that comes up often with the real estate agents I work with in the Charleston area sounds a lot like a conversation I had recently. Anastasia, an agent referring buyers to me, asked whether the move toward VantageScore 4.0 meant FHA buyers would only need one credit bureau pulled going forward. It is a reasonable question. A new scoring model sounds like a bigger change than it actually is.

What a New Scoring Model Actually Changes

A credit scoring model is the formula that turns raw credit history into a three digit number. VantageScore 4.0 calculates that number differently than older models in some respects. But the formula is only one piece of the file. The other piece is how many credit bureaus get pulled in the first place, and that piece is not changing for FHA loans.

What HUD Actually Said

HUD addressed this directly in FHA INFO 2026-11, dated May 21, 2026. The language is specific: "FHA will continue to require the use of a tri-merge credit report, ensuring a comprehensive and consistent evaluation of borrower credit information across all acceptable scoring models and supporting prudent risk management."

Read that carefully. Tri-merge means all three major credit bureaus get pulled and merged into one report. That requirement stays in place no matter which scoring model is used to generate the final score. The model can change. The number of bureaus does not.

Why This Matters to Agents and Buyers

When a buyer's credit file only gets checked against one bureau, problems on the other two bureaus can hide until it is too late to fix them quickly. A tri-merge report pulls from all three, which means disputes, authorized-user accounts, old collections, or reporting gaps on any single bureau still surface early in the process. That consistency is exactly what HUD is protecting with this rule, and it is good for buyers even when it feels like extra paperwork.

For agents, this means your FHA buyers' credit review is not getting lighter or faster because of a new scoring model. Setting that expectation early, before the buyer gets attached to a closing date, avoids a lot of frustration mid-escrow.

What I Do With Every FHA File

Consistent with HUD 4000.1, I pull a full tri-merge credit report on every FHA file I work, regardless of which scoring model produces the score. That has not changed and, per HUD's own guidance, it is not going to change. If there is an issue sitting on one bureau that the buyer did not even know about, I want to find it in week one, not during underwriting.

The One Thing to Remember

If you are an agent or a buyer trying to plan around FHA credit requirements in 2027 and beyond, remember this: expect all three bureaus pulled on every FHA file, same as today. The scoring model is evolving. The tri-merge requirement is not.
