How Do You Find A Good Listing Agent When Selling Your Home On A PCS Timeline?

How Do You Find A Good Listing Agent When Selling Your Home On A PCS Timeline?

Kayla had thirty days before her next PCS and a house that needed to sell. She did what a lot of people do first: she noticed the agent with the most yard signs in her neighborhood and almost called that number. It would have been a mistake, and not an obvious one.

Why Yard Signs Don't Tell You What You Need To Know

The most visible agent in a neighborhood is not automatically the right fit for a seller working against orders. Visibility tells you about marketing budget. It doesn't tell you whether that agent has ever closed a sale on a military timeline, understands VA appraisals, or knows how to market to the VA buyers who may make up a real share of your buyer pool.

Kayla instead interviewed three agents before deciding. The one she picked was not the busiest. It was the one who asked about her orders date before anything else.

What To Actually Ask A Listing Agent Before A PCS Sale

Four questions made the difference for Kayla, and they'll make the difference for any military seller on a clock.

First, ask how many military sellers the agent has actually handled on a PCS timeline, not just their total listing count. Experience with deadlines is different from experience with volume.

Second, ask whether they understand the VA appraisal process and VA buyer financing. If a meaningful part of your likely buyer pool is VA, an agent who doesn't understand that process can slow your closing down without meaning to.

Third, get the marketing plan in writing. A verbal promise about "getting it out there" is not a plan. A written plan with a timeline you can hold them to is.

Fourth, ask how they'd price the home for a fast, clean close versus holding out for top dollar on a slower timeline. Those are two different strategies, and you need to know which one you're getting before you sign.

Kayla's agent built the entire listing strategy around her report date instead of asking her to work around the market's schedule. That one shift in approach is what kept her sale on track.

Why This Matters For Your Next VA Loan

For military families, selling a home isn't just about getting it off your hands. If you're planning to use your VA entitlement again on your next purchase, your sale timeline and your next loan timeline need to move together, not independently. A sale that drags on can delay or complicate a purchase that's already in motion.

This is why I coordinate directly with listing agents on files like this, so the closing dates and the next VA loan application are built around the same calendar instead of colliding at the worst possible moment. I work with families across Charleston and in every state I'm licensed in, and that coordination is often the difference between a smooth PCS and a stressful one.

Kayla's Outcome

Kayla sold her home on schedule. She used her VA entitlement again on her next house without a scramble, without a stall, and without having to explain a delay to anyone at her new duty station.

One Thing You Can Do Today

If you're facing a PCS and need to sell, don't start with who has the most signs on the lawn. Start with the four questions above, and get the marketing plan in writing before you sign anything.
