FHA's 2027 Credit Score Update: What Thin-File Borrowers Need to Know

Samantha's Problem Wasn't Bad Credit

Samantha had paid her rent on time for six years. Her utility bills, same story, never late. But when she applied for an FHA loan, she got denied. Not because of missed payments or collections, but because she had no credit cards and no auto loan. Her credit file was too thin for Classic FICO to generate a usable score.

This is a situation that comes up often: a borrower with excellent payment habits who simply hasn't used traditional credit products, and gets locked out of a mortgage because the scoring model can't see their real track record.

What's Changing in 2027

Under Mortgage Letter 2026-11, starting January 1, 2027, FHA will update its Minimum Decision Credit Score methodology. Lenders will be able to consider newer credit scoring models, specifically FICO 10T and VantageScore 4.0, in addition to Classic FICO. These newer models are built to incorporate a wider range of payment data, including rent, utilities, and other recurring bills that Classic FICO typically does not factor in.

For borrowers like Samantha, with thin or non-traditional credit histories, this means their actual payment behavior has a real chance of being recognized where before it simply wasn't visible to the system.

What Stays the Same

It's important to be clear about what this update does not do. The minimum qualifying credit score for FHA loans stays the same. The down payment requirements stay the same. This is not a loosening of FHA's standards. It's an expansion of the data lenders can pull from to measure borrowers against those same standards. If your credit history genuinely reflects risk, a different scoring model won't change that. But if your history simply hasn't been captured because you don't carry much traditional credit, this update gives you a better shot at having that history counted.

Who This Helps Most

The borrowers who stand to benefit most are the ones who've been financially responsible without necessarily building a traditional credit profile. That includes younger buyers who haven't opened credit cards yet, people who rent long-term before buying, and anyone who pays bills largely in cash or through direct debit without much revolving credit. If you've been told your file is too thin to qualify, that may no longer be the full story once this methodology rolls out.

One Thing You Can Do Now

You don't have to wait until January 2027 to start preparing. Begin gathering documentation of your consistent payment history now: rent receipts, utility statements, anything that shows a pattern of on-time payments over a meaningful stretch of time. When lenders start incorporating these newer models, having that paper trail organized puts you ahead of the curve.

Talk Through Your Situation

I work with borrowers across the Charleston area and beyond who assume a thin credit file means they can't qualify. Often that's not true, it just means the right scoring approach hasn't been applied yet. If this sounds like your situation, reach out and let's look at where you stand.
