No Credit Score? USDA Says You Can Still Qualify

Everyone says no credit score means no mortgage. Walter, a self-employed buyer near Walterboro, South Carolina, heard that line for years. He paid rent, utilities, phone, and insurance on time every single month. No credit cards. No auto loan. Nothing that shows up on a traditional credit report. Every lender he called gave him the same answer: come back once you've built some credit.
The Problem With That Answer
That answer is incomplete. A situation like Walter's comes up often, especially among self-employed buyers who simply never had a reason to open a credit card or finance a car. They pay their bills, they pay them on time, and they still get told no. The missing piece is that most lenders stop at the credit score instead of checking whether a nontraditional credit file applies.
What The USDA Guideline Actually Says
USDA Handbook HB-1-3555, Paragraph 4.12.C.3 states it plainly:
"For applicants who do not use traditional credit, or that have less than two credit scores, the Loan Originator must develop a credit history from at least three nontraditional sources. Only two sources are required if one is a verification of rent or mortgage payments. Preferred sources include rental housing, utilities, telephone, cable, internet, and insurance payments. Non-traditional payments should have been made for at least 12 months within the past 24 months."
In plain terms: a credit score is not the only way into a USDA loan. A documented history of on-time payments to rent, utilities, phone, cable, internet, or insurance providers can take its place.
How This Worked For Walter
For Walter, we gathered twelve months of rent receipts, utility statements, and insurance payment history, all within the past 24 months. Because rent was one of those sources, he only needed one more nontraditional source to complete the file. That documentation became the credit history his loan file needed, doing the same job a credit score would normally do.
The One Thing To Do Today
If you're in Walter's position, here's the concrete step: gather 12 months of payment proof, within the past 24 months, for at least three nontraditional sources, or two if one of them is rent or mortgage. Bank statements, provider statements, receipts, anything that shows consistent on-time payment works.
Then say this to your loan officer: "I don't have a traditional credit score, can you build my file under the USDA nontraditional credit history provision, Paragraph 4.12.C.3."
That single sentence tells your loan officer exactly which guideline to apply and what documentation to request, instead of leaving your file stuck at "no score, no loan."
The Promise Kept
