It's a common situation among veteran homeowners: the memory of the original purchase paperwork is so heavy that they brace for a repeat before they've even asked what's actually required.
The Three Things the VA Actually Asks For
For a VA Interest Rate Reduction Refinance Loan, commonly called an IRRRL, the complete document list is three items. A soft credit pull. A driver's license. Your latest mortgage statement. That's the entire starter list. No stack of pay stubs, no two years of tax returns, no pile of bank statements to explain.
Why So Little Is Required
The VA already qualified you once, when you closed your original VA loan. An IRRRL isn't designed to re-prove your income or your job history all over again. It's a streamline refinance built around one core question: does the new loan actually help you? That's the net tangible benefit test - the new terms need to lower your monthly payment, or move you out of an adjustable-rate loan into something more stable. Because the loan is refinancing an existing VA loan rather than qualifying you from scratch, most IRRRLs also skip a new appraisal.
What Each Document Does
The soft credit pull isn't used to judge your entire credit history - it confirms you're current on your mortgage payments and haven't had a recent late payment, which matters because the whole point of an IRRRL is that you're already in good standing. Your driver's license is simple identity verification, the same requirement on any loan in the country. And your current mortgage statement does the real work: it shows your existing balance, identifies your servicer, and proves this transaction really is a refinance of an existing VA loan rather than a new purchase.
