Mortgage Broker in Alabama
Home Loans Inc is licensed to lend across Alabama and shops your file against 50+ wholesale lenders on a single application, so one set of numbers gets competed instead of taking whatever one bank offers. We close conventional, FHA, VA, USDA, and jumbo loans from Huntsville to the Gulf, fully online, with one broker who builds Alabama-specific costs (the $0.15 per $100 mortgage recording tax, coastal wind and flood insurance, county millage) into your number before you ever write an offer.

A licensed Alabama broker who shops 50+ lenders, not one bank's rate sheet
Home Loans Inc is licensed to originate mortgages throughout Alabama, and the practical advantage of working with a broker here is leverage: instead of pitching a single bank's program, we submit your one application to a wholesale network of 50+ lenders and let them compete for it. That matters in Alabama specifically because lenders layer their own credit overlays on top of agency rules, so the same Birmingham or Huntsville borrower can be declined by one lender and approved by another on identical numbers. A broker finds the lender whose box your file actually fits.
Geography is not a constraint. The entire process runs online and over the phone: application, document upload, e-signing, and closing coordination, whether you are buying in a Huntsville new-build, a Mobile bungalow, or a rural parcel out in the Black Belt. You get a single point of contact who knows Alabama closing math, not a call-center queue that treats Alabama like every other state.
Alabama also happens to be one of the friendlier states in the country to finance a home, mostly because of property taxes, which we get into next. The whole job here is to translate that into a real monthly payment and a real cash-to-close number you can plan around.
Alabama's rock-bottom property taxes change what you qualify for
Alabama carries one of the lowest effective property tax burdens in the entire country, with a statewide average effective rate near 0.4 percent of market value, a fraction of what buyers pay in places like Texas or New Jersey. Two things drive it: residential property is assessed at just 10 percent of its fair market value, and millage rates applied to that already-reduced figure stay low. The standard homestead exemption then removes the first $4,000 of assessed value (roughly $40,000 of actual value) from most property taxes for an owner-occupied home.
This is not trivia, it is a buying-power lever. Your property tax bill is escrowed into your monthly PITI, and PITI is exactly what your debt-to-income ratio is measured against. Low Alabama taxes mean a smaller escrow line, a lower qualifying payment, and therefore more room in your DTI to either qualify at all or stretch into a slightly larger home than the same income would buy in a high-tax state. We pull the actual county millage for the property you are considering and build the real escrow into your pre-approval, so the number you shop with is the number that closes.
Lower escrow, lower PITI
Alabama's sub-half-percent effective rate keeps the tax line in your monthly payment small, which directly lowers the PITI your DTI is tested against and can be the difference between an approval and a decline.
10% assessment ratio
Owner-occupied homes are assessed at only 10 percent of market value before millage applies, the structural reason Alabama taxes land so low compared with full-value states.
Homestead exemption
Claiming the homestead exemption on your primary residence removes the first $4,000 of assessed value from most property taxes; we factor the post-exemption figure into your escrow estimate.

We close loans from the Tennessee Valley to the Gulf Coast, fully online.
Alabama's mortgage recording tax, deed tax, and how title works here
Alabama charges a state mortgage recording tax of $0.15 per $100 of the loan amount, recorded when your mortgage is filed at the county probate office. On a $300,000 loan that is $450, a real line on your closing disclosure that out-of-state lenders routinely under-disclose because they are not used to it. There is also a deed transfer tax of $0.50 per $500 of the sale price, customarily paid by the seller but negotiable. We put both into your cash-to-close estimate up front, so nothing on the closing table is a surprise.
Alabama is a title-theory state that uses a mortgage (and, in some files, a deed of trust) with a power-of-sale clause. The practical meaning for a borrower: Alabama is a non-judicial foreclosure state, so in a default the lender can foreclose through the power of sale rather than a full court process, and Alabama also gives borrowers a statutory right of redemption after a sale. None of this affects a healthy loan, but it is the legal backdrop a competent broker should be able to explain, not gloss over.
AHFA Step Up down payment help and the Mortgage Credit Certificate
The Alabama Housing Finance Authority (AHFA) runs the programs that make a first purchase reachable for many Alabama buyers, and we structure loans around them. The headline is Step Up, which pairs a 30-year fixed first mortgage with down-payment assistance, plus the Mortgage Credit Certificate, a federal tax credit that keeps giving every year you own the home.
AHFA Step Up DPA
Step Up layers down-payment assistance (commonly up to 4 percent of the price or a set cap, structured as a short second mortgage) on top of a 30-year fixed first loan, aimed at moderate-income buyers who can carry a payment but are short on the down payment. Income and credit-score minimums apply; we check eligibility against your file.
Mortgage Credit Certificate (MCC)
An AHFA MCC converts a portion of your annual mortgage interest into a dollar-for-dollar federal tax credit (up to a yearly cap), often valuable even if you take the standard deduction. It can also slightly improve qualifying by offsetting the payment, and we coordinate it with your loan.
Stacking with FHA, VA, and USDA
Step Up and an MCC can be paired with the loan type that fits you, whether that is a low-down FHA loan, a zero-down VA loan, or a rural USDA loan. We map the combination that lowers your cash to close the most.
First-time buyer guidance
If this is your first purchase, our first-time buyer guide walks the whole path; we confirm which AHFA program you qualify for before you start touring so your offer is built on real numbers.
Alabama metros and the lending reality in each
Alabama is not one market, it is several with very different loan profiles. After originating across the state, here is how the major areas actually break down for a mortgage file, not a chamber-of-commerce map, a lender's one.
Huntsville & the Tennessee Valley
Alabama's fastest-growing metro and now its largest city, powered by Redstone Arsenal, NASA Marshall, and a wave of aerospace and defense relocations (with U.S. Space Command headquarters arriving). That means heavy VA and relocation volume, strong new construction, and out-of-state buyers needing a remote-friendly broker who can close on a PCS or job-start timeline.
Birmingham & Hoover
The state's largest metro economy, anchored by UAB and a deep medical and financial-services base. We see physician and professional buyers (UAB residents and staff) plus established suburbs, where conventional and jumbo files are common above the conforming line.
Mobile, Baldwin County & Gulf Shores
The coast is its own underwriting world: wind and flood insurance get folded into PITI and can move your qualification more than the rate does. We price coverage into the payment from day one, and this is prime second-home and investment-property territory along the beaches.
Montgomery & the River Region
The capital, with Maxwell Air Force Base and Gunter Annex driving steady VA and military-relocation demand. We line up VA eligibility and the COE so active-duty and veteran buyers can move fast when a home appears.
Tuscaloosa & Auburn
University towns (Alabama and Auburn) where demand runs on academic and athletic calendars. Faculty and staff primary homes, plus parent-purchased and investment properties near campus, each underwrite differently; we structure the one that fits the use.
Rural Alabama & the Black Belt
Much of Alabama outside the metros is USDA-eligible, which can mean zero down on a qualifying rural home and a real path to ownership where down payment is the obstacle. We check the address against the USDA map before you assume it is out of reach.
The full range of Alabama home loans we shop for you
Because we are a broker and not a single lender, we are not boxed into one product. We match you to the program that wins on your actual numbers and shop it across the network.
Conventional loans
The default for buyers with solid credit; as little as 3 percent down, and PMI drops off once you reach 20 percent equity. Often the cleanest path on Alabama's lower price points.
Conventional loans →FHA loans
Lower credit and down-payment thresholds (from 3.5 percent down), a strong fit for first-time and credit-rebuilding Alabama buyers, and stackable with AHFA assistance.
FHA loans →VA loans
Zero down and no monthly mortgage insurance for eligible veterans and service members, heavily used around Redstone Arsenal and Maxwell AFB, and we run these constantly.
VA loans →USDA loans
Zero down on eligible rural Alabama properties, which covers a large share of the state outside the metros. We verify the address against the USDA map first.
USDA loans →Jumbo loans
For purchases above the conforming limit, common in Birmingham's established suburbs and on the Gulf coast. Tighter underwriting, which is exactly where shopping multiple lenders pays off.
Jumbo loans →First-time buyer
A guided path that pairs the right loan type with AHFA Step Up and an MCC so first-time Alabama buyers keep cash to close as low as the programs allow.
First-time buyer →Why an Alabama buyer is usually better off with a broker
One application, many lenders
A bank can only offer its own products. We send one application to 50+ wholesale lenders and let them compete, which is how you find the lender whose overlays your Alabama file actually clears.
Wholesale pricing
Brokers access wholesale lender pricing rather than a single retail rate sheet, and we are paid the same regardless of which lender you choose, so the recommendation follows your file, not a quota.
Overlay shopping
When one lender says no on a credit, income, or property quirk, we already know which lenders in the network say yes, instead of restarting from scratch at another bank.
Local cost fluency
We build Alabama-specific costs into your number from the start: the $0.15 per $100 mortgage recording tax, county millage, and coastal wind and flood premiums, so the closing disclosure matches the estimate.
Remote, statewide
Licensed across Alabama and fully online, we close the same way for a Huntsville relocation, a Gulf Shores second home, or a rural USDA file, with one human contact throughout.
