Triad vs 21st Mortgage: Which Chattel Lender Fits Your Home
Both are manufactured home specialists that finance the home with or without the land. The fast answer: Triad fits a 1976-or-newer home and a borrower who wants a quicker close, while 21st Mortgage casts a wider net, with no home-age limit and loans for scores under 575 if you can put more down. Home Loans Inc brokers Triad, and this page lays both out straight.
Pick by the home first, then by your credit
Most chattel shoppers compare rates first. That is backwards. With manufactured homes, the lender's rules about the home itself knock out more files than pricing does. Start with two questions: when was the home built, and what is your credit score?
If the home was built in 1976 or later and your score is around 600 or higher, Triad Financial Services is usually a clean fit, with a published turn time of about two to three weeks on a home-only loan. If the home is older than 1976, or your score is under 575 and you have a big down payment, 21st Mortgage Corporation is often the lender that can say yes, because it publishes no home-age limit and no minimum score on most loans.
Home Loans Inc brokers Triad. We are not affiliated with 21st Mortgage, and if your file clearly fits them better, we will tell you.

When Triad is the call, and when 21st Mortgage is
Triad: you need it closed fast
Triad's published turn time is about two to three weeks for a home-only loan. 21st Mortgage cites about 45 days for private-sale and refinance home-only loans. If a seller or a park is waiting, that gap matters.
Triad: credit around 600 or better
Triad's refinance guideline allows 95% loan-to-value at an Equifax score of 600+, so a solid-credit borrower can keep the down payment or equity requirement small.
Triad: you want a broker in your corner
Through Home Loans Inc you get a licensed broker who also prices FHA, VA, USDA and conventional options when your land and foundation qualify, not just one chattel loan.
21st: the home is older than 1976
Triad requires a 1976-or-newer HUD Code home. 21st Mortgage publishes no age restriction, which makes it one of the few options for an older mobile home.
21st: credit under 575 with cash to put down
21st Mortgage has no minimum score on most loans; under 575 it usually asks for at least 35% down in cash, trade or land equity.
21st: you want cash out
Triad's published refinance is rate-and-term. 21st Mortgage offers consolidation and cash-out refinances with a 600+ score, outside Texas.
Check whether you need a chattel loan at all
Triad and 21st Mortgage are both chattel specialists, and chattel loans typically cost more than a mortgage on a home and land together. If you own the land, or are buying it with the home, and the home is on a permanent foundation and titled as real property, an FHA, VA, USDA or conventional mortgage may be available at a lower long-term cost.
That is the first thing we check. If a real-property mortgage works, we show it to you next to the Triad chattel option. If it does not, you will know exactly why chattel is the right tool.
By refinancing the consumer's existing loan, the consumer's total finance charges may be higher over the life of the loan. Loans are subject to credit approval and lender guidelines.
Triad vs 21st Mortgage myths

21st Mortgage has no minimum score on most loans, but below 575 it usually requires at least 35% down. Approval still depends on the full file.
Every chattel lender finances older mobile homes.
Triad requires 1976 or newer. Check the year on the HUD data plate before you shop.
